When You Don’t Need a Mortgage and You Just Need Access to the Equity in your Home

One of the most common challenges I see with clients who are relocating/ moving is timing.
Recently, I worked with a client who was in the process of moving, but her home hadn’t sold yet. On paper, she was in a strong financial position, she had significant equity in her home. The problem? Her principal residence was not selling, and was listed for sale.
She didn’t actually need a mortgage. She simply needed access to her own funds to move forward comfortably.

This is where strategy matters.

Instead of locking her into a long-term mortgage solution, we explored a more flexible option: a Home Equity Line of Credit (HELOC). This allowed her to access the equity in her home without committing to fixed payments or long term fixed rate.
With a HELOC, she was able to:

  • Make interest-only payments
  • Avoid being locked into a rigid structure
  • Maintain flexibility while her home was on the market

Most importantly, it gave her peace of mind.

She no longer felt pressured to rush the sale of her home or accept an offer that didn’t feel right. She could take her time, knowing she had access to the funds she needed in the meantime.
Once her home sells, she has the option to pay down or fully pay off the line of credit completely it is up to her , keeping her financial position strong and in control.

The Takeaway

Sometimes, it’s not about taking on more debt. It’s about using the equity you already have strategically. If you’re in a similar situation or planning a move and unsure how to navigate the timing, there may be more flexible options available than you think.
